Power Washing in Killen

Head east from Florence on US-72 and the houses start to change. Killen has grown fast, and most of what we wash there went up in the last few decades: two-story vinyl homes in subdivisions off 72, wide concrete driveways, and back decks looking out over wooded lots. Toward Shoal Creek and Wilson Lake you get lake lots with docks and boathouses, the kind of places where a weekend wash turns into a full day's work.

Newer does not mean clean. Vinyl siding on a newer house shows algae and mildew faster than old brick ever did, because every green streak stands out against light siding. Spring pollen turns the whole north side yellow-green, and red clay from all the recent construction splashes up onto foundations and garage doors after a hard rain.

Newer vinyl subdivisions

Vinyl siding needs a soft wash. High pressure drives water behind the laps, where it soaks the wall underneath and can fog the windows from inside. So we apply a cleaner at low pressure that kills the algae and mildew, let it work, and rinse with plain water. The siding comes out clean, and the growth does not come back as quickly as it does after a plain rinse.

Most Killen houses are vinyl over a brick or stone skirt, and the masonry gets its own cleaner to lift clay and mildew without etching. We pay attention to the stuff that marks up easily on newer homes: light fixtures, painted front doors, and the plastic shutters that fade if they are scrubbed hard.

Big driveways are standard in these subdivisions, and so are long sidewalks and a back patio. A surface cleaner does concrete evenly, no stripes, and it is usually the part of the job that changes the look of the house the most.

Decks, docks and lake lots

Out toward the lake, wood decks and docks go grey quickly. Humidity off the water keeps the boards damp, and sun breaks down the surface fibers, so a three-year-old deck can look twice that. Pressure on soft wood raises the grain and leaves it fuzzy, so we clean decks at low pressure with a wood cleaner and a brightener that bring back the color without chewing the boards. If you are thinking about bringing a grey deck back, start there.

Docks and boathouses get the same gentle approach, with extra care about what runs off into the water. Composite decks clean up well too; they just need a different cleaner than wood. If you plan to stain or seal after we wash, we will tell you how long to let the wood dry first.

Lake lots also tend to have the most outdoor living space to clean: a lower patio under the deck, a fire pit area, a stone or concrete walk down to the water, and a boathouse roof that nobody has looked at in years. We can take those on in one visit, working from the top of the lot down so dirty rinse water never runs across something we already cleaned.

Get on the schedule

A couple of photos of the front of the house, the driveway and the back deck are usually enough to price it. Every job is priced in writing before we start, by the surface and its size, from a photo or a quick walk-around. Lake lots with docks may need a quick look in person. Use Get FREE Quote Today below and tell us which subdivision or road you are on. Spring fills up first, since pollen season hits every house on the street at the same time, so early in the year it pays to get on the list a few weeks ahead. We work Monday through Saturday, 7am to 6pm, and answer quote requests the same day.
